This is the 'preferred architectural massage concept' for the proposed 112 unit apartment/mixed use project to be located at 2749 California Ave. SW. This is the current location for PCC Natural Market. The store will close but will return in 2018.
PCC will close but return as a tenant once construction is complete in 2018
A design review second early design guidance meeting is set for a 112 unit apartment complex on the site of Puget Consumers Co-Op at 2749 California Ave. SW on Sept. 1 at 6:30pm at the West Seattle Senior Center.
The early design guidance packet shows that the proposed building would be a four story mixed-use structure with two stories of below grade parking for 40 commercial use stalls and 112 stalls for residential use; access to parking would be via the alley.
The estimated 112 residential units would be located over a podium comprised of an approximately 25,000 sq. ft. area for retail use and a residential lobby plus leasing functions would be at the ground level.
The completed building would have residential outdoor garden terraces and enclosed amenity spaces within the three stories above ground level.
The existing 11,427 sq ft. of surface parking area west of the alley with 31 parking stalls would remain as an accessory use for the proposed retail spaces.
The project is being developed by the Madison Development Group.
The current tenant Puget Consumers Co-Op Natural Markets (PCC) said online, " PCC reached an agreement with the new landlord and will return as the retail tenant in the building once the project is complete, securing our long-term future in West Seattle, a community we have served for over 25 years.
Demolition will begin next year and, as a result, we anticipate the West Seattle PCC will close, temporarily, in early 2017. While we are sad to close for a while, we are pleased to confirm that we will be able to serve our West Seattle members and shoppers for decades to come.
We will reopen on California Avenue SW in mid- to late-2018 with a 25,000-square foot store that will feature all the best that PCC has to offer. During the closure, we will continue to offer delivery to West Seattle through both Instacart and Prime Now."

An application for Design Review related to future development of this site has been submitted to the Seattle Department of Construction and Inspections (Seattle DCI). The first phase of Design Review includes the Early Design Guidance (EDG) meeting. At the Early Design Guidance meeting, the following occurs:
The applicants will present information about the site and vicinity as well as early massing design concepts.
The public may offer comments regarding the design of a development on the subject site.*
The Design Review Board will provide guidance and identify those Design Guidelines of highest priority for the design as it moves forward towards Master Use Permit (MUP) application.
Following the meeting, Seattle DCI will issue a written Early Design Guidance report summarizing the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.
*Please note that public comment at the EDG meeting is limited to design considerations. If environmental review is triggered, comments related to environmental impacts (such as traffic, parking, noise, etc.) may be sent to Seattle DCI following notice of that review.
